Property in Colorado
I'm looking to buy property in the south east corner of Colorado near the town of Aguilar. ( At this point XbonesX will protest, he hates the greenies) However I still want to do this.
Since I've never bought a "large plot" of land what kind of questions should I ask? This will be a hunting/ family get-a-way

Mineral and water rights and any easments. Can you build as wanted? How much to drill a well and put in septic tank if needed and cost to get power if wanted and the best part TAXES.

Don't forget about the neighbors...they can ruin a good thing.
Also, Is there any land for sale bordering the piece you are looking at? If so, be leary of running power, water, etc to your property...once done the bordering lands will sell like widfire since it will be easy for them to tie into all the utlities you paid to have fed to your land. This also means their houses will end up as close as possible to the property lines..so seclusion and privacy becomes impossible. Been there, done that!

As mentioned before, get all the details. My friends bought some land that we have our camper set up on. They were looking at some paperwork and found a section that stated no permant buildings or anything. Now they have to go to the land office or whatever and file to have that removed. The land was going to be worked but the people backed out and sold the property instead. They also bought the parcels next to them. We have a pistol range set up as no one can get in the way and there is great wildlife to be had.
There is no electric as we are also going to be living off the grid. We have a hole dug a good distance away from our camp site and the creek, it is 7 feet deep and this is for our septic. We are also in the process of building a water wheel to try and generate power from the creek. This will also be our getaway spot if ever need be.
Just a couple ideas for ya if this is what your looking for as well.

Yes I do hate the Greenies, but I have to be nicer as my cousin and her new husband are now stationed there.

yes bad neighbors can be a bummer.... but the best thing I can say that has all ready been said by sdsviper is property taxes.... the smoking deal on the land might make a smoking hole in your wallet come tax time...

Solar Panels, Wind Mills, or if there is a nice creek, Hydro Power... Out at the place we are, we are actually working on Hydro Power plus Solar. We don't have much wind for a small Wind Mill..... Staying off Grid can be fun LOL...

You could get some kind treadmill for the kids to run on that will power your camp.
